However, before you start getting out the hammer and nails or hiring a contractor consider if your home improvements may be eligible for a home improvement tax deduction.<br/><br/>The first thing the homeowner must understand is the difference between a home improvement and a home repair. Simply put, a home repair is classified as fixing a problem. For example, repairing a hole in the roof, fixing a leak or repainting a room would be considered repairs. On the other hand, remodeling a kitchen, adding a couple of rooms, building a garage or installing a swimming pool would be classed as improvements. These improvements add to the living amenity of the home&#8217;s owners and usually add value to the home.<br/><br/>The Internal Revenue Service sets out strict guidelines on how a homeowner can claim a tax deduction for home improvements. It is strongly recommended that before you hire a contractor or start any home improvement works that you obtain advice from you tax consultant or from the local office of the IRS<br/><br/>Tax deductions can fall into any of several different categories. A medical condition that required providing disabled access to home would normally be classed as a home improvement.<br/><br/>There is a special tax deduction for victims of Hurricane Katrina. Consult with the IRS regarding the Katrina Emergency Tax Relief Act as it increases the permitted qualifying home improvement loans.<br/><br/>If you are planning improvements to an area of your home that is in need of repair you may be able to include the repair as an improvement. The Tax Act states that where a repair is carried out in the same area of the home that is being remodeled then the repair can be included as part of the remodeling project. So, if you are planning on remodeling your kitchen don&#8217;t forget to take care of the leaking pipes at the same time and claim the entire project as a deduction.<br/><br/>Tax Credits vs Tax Deduction<br/><br/>Tax credits can also provide significant savings to the homeowner. Whilst a tax deduction for home improvements can reduce the amount of income on which tax is payable, a tax credit directly reduces the tax itself. Tax credits are available for many types of home improvements. However, 27 per cent of renovators spent more than they planned.<br/><br/>Maintaining a renovation budget can be challenging, especially when home improvement TV shows and magazines stir-up consumer appetites for the latest in home appliances and décor. Home renovators often have the best of intentions when it comes to sticking to their budget, but often the influence of renovation shows can force them into a &#8217;stretch&#8217; situation, which can cause major financial headaches when the final bill is tallied.<br/><br/>The ability to anticipate extra costs through appropriate financial planning can reduce the stress of home renovations. Experts suggest securing financing prior to the renovation, such as a personal or homeowners? line of credit, which provides the financial cushion most home renovators require. Having a line of credit available doesn&#8217;t mean that you have to use it, but it does provide added security if you hit unexpected expenses such as re-wiring your home.<br/><br/>While the survey showed that 68 per cent of respondents use cash from savings or investments to pay for renovations, a lack of planning could mean financial challenges down the road. There are several different designs and models and while they all work primarily the same the way they vent is very different. Most gas units are all designed to only work with natural gas; however, there are some models that also effectively work with propane as well to ensure that you are always able to connect to a viable fuel source. Models that run on propane can be installed anywhere, even motorhomes. This is part of what makes them such a popular home improvement project. They are also relatively easy to install.<br/><br/>Before choosing a gas fireplace, you&#8217;ll have to decide which kind is right for you.<br/><br/>There are two different types of gas fireplaces in terms of venting options. The first is a vented unit; these typically require a chimney in order to vent the waste from the burnt gas. The other option is a ventless or unvented fireplace. This requires no chimney and carefully cleans much of the waste and disperses it into an area where the fumes can be safely vented. It is important to realize that many of the unvented or ventless units are not able to be legally installed in many areas and it is very important that you ensure you can have a ventless unit in your home before buying one.<br/><br/>As the gas fireplace is working, it will slowly draw fuel in from the gas line that is running to your home. Typically, you will have to install the fireplace close to an access point for the ease of installation. As the unit is burning, it will burn the gas fuel and disperse the heat from the fire into the room. This process will usually allow you to easily heat an entire room safely and much more effectively than a wood fireplace would previously.<br/><br/>Ensuring that you keep the unit well maintained and properly working will help to ensure that you are getting the best and most efficient usage possible as well. It is generally advised that you have your gas fireplace serviced at least every 2 years to ensure that it is properly working and to have it thoroughly cleaned to avoid any potential safety concerns. It is also advisable to have the unit inspected more often if you suspect that there is a problem of some sort, such as a sudden increase in gas consumption for no explainable reason, or if you smell gas in your home continuously.<br/><br/>Many gas fireplaces also offer remote controls that are connected to a remote ignition system. This allows you to start the fireplace from across the room without actually touching the unit itself (remotes are popular with units installed in bedrooms). These systems are generally highly effective and can be highly convenient for ensuring that you are able to quickly and easily start the unit without having to actually touch buttons and controls on the fireplace itself. Your home is also likely to be your biggest investment and as such it is deserving of continued upgrade to increase the home improvement value of your investment.<br/><br/>Or perhaps you’ve bought your home with a view to making some quick improvements and on-selling it.<br/><br/>Whatever your reasons for buying your house you will expect to see a rise in your home improvement value.<br/><br/>Estimating your home improvement value is a simple process and increasing that value can also be easy if you plan well. Regardless of where your home is located, or its amenity or size, it will have the potential for home improvement value. A simple rule of thumb in home improvements is that every dollar you invest should return you two dollars.<br/><br/><strong>D-I-Y Improvements</strong><br/><br/>Planning is the secret to increasing your home improvement value. Spend time in the planning stages and you’ll be rewarded in the renovation stage.<br/><br/>Start with pen and paper and two columns.
